Problem
In 2022, being on the fringe of the Real Estate industry, we identified that the worsening rental housing crisis had shaped the need to change how a property was leased.
Property Managers are overworked, dealing with too many people and too many applications.
Private Landlords have limited information about the background of Tenants applying to lease their property.
Tenants with exceptional rental history have no point of difference at open house inspections.
Solution
The solution we found was a concept that reverses the process of leasing residential property by creating a directory of Tenants instead of a directory of Properties.
Not just any Tenants; instead, Tenants that have a provable excellent rental history that Landlords and Property Managers can search and filter, just like a property on a Real Estate website.
Technology
An idea is one challenge; developing the technology to make it happen is another.
Having already created one large-scale directory in https://findasmallbusiness.au/, we had experience developing large-scale web projects.
We were able to reuse some of the same unique intelligence to drive https://preferredtenants.au/ and our next project https://staysava.au/.
With a heavy focus on Data Security and digital automation, the task has been complex and lengthy.
Future
We now have a platform that will help great Tenants to find a new home with less stress; it will be a circuit breaker for overworked Property Managers and allow Private Landlords to decide who they want to invite to an inspection.
Unfortunately, we do not have a solution for the real problem that has caused the rental housing crisis (lack of properties).
Meanwhile, we hope to save all exposed to this government-fuelled debacle some time, stress and money.
